DHA Valley Islamabad

DHA Valley is a joint venture of Habib Rafiq(Pvt) Limited, Bahria Town Islamabad, and DHA Islamabad. The society will provide a luxurious living to the locals by developing a secure gated community with parks, commercial shopping areas, schools, mosques, hospitals, and other amenities. Residential plots of 5 marlas and eight marlas in each block were provided at a low price for the general public on three years installment plan. The project was launched back in 2008, and around 50,000 plots were allotted to the applicants. Such a significant number of allotments later proved to be one of the significant blunders on the part of the Defence Housing Authority.

DHA Valley Islamabad Location

DHA Valley Islamabad is a project initiated by Defence Housing Authority in Islamabad next to DHA Phase 2 Extension on main Islamabad Highway. The society connects with Islamabad Expressway through a six-lane DHA Expressway that covers all significant phases of DHA Islamabad. The Islamabad expressway is under-construction at present and expected to complete within a year or so.

DHA Valley Islamabad Master Plan

The master plan includes the following projects:

  1. DHA Valley Blocks
  2. DHA Valley Overseas Block
  3. DHA Homes
  4. DHA Commercial Avenue

DHA Valley Blocks

DHA Valley Islamabad offered five marla and eight marla residential plots for PKR 6.50 Lac and PKR 8.80 Lac, respectively, with a quarterly installment plan for Pakistani locals.

DHA Valley Overseas Blocks

It also offers plots exclusively to the overseas Pakistanis in overseas blocks like Mangolia, Sunflower, etc., where overseas Pakistanis can book plots, and payment can be done in Dollars. Overseas blocks also have 5 and 8 marla residential areas. This venture helped bring the right amount of foreign currency into the country.

DHA Homes

DHA homes offered five marla and eight marla residential houses to individuals on quarterly installments. This project was provided to both Pakistani residents and overseas Pakistanis. Five marla house was priced at 22.99 Lac Rupees while eight marla house was priced at 41.99 Lacs Rs.

DHA Commercial Avenue

DHA Commercial Avenue offeres 4 Marla and 8 Marla commercial plots at 20 Lac, and 40 Lac PKR , respectively, with a quarterly installment plan. DHA Valley commercial plots are located on the main boulevard of the commercial avenue.

Land Issues

It has been under immense trouble since its inception due to bad property management. It didn’t not have enough land to accommodate all allottees which count to about 50,000 or so. The area reserved for water supply from Daducha DAM to Rawalpindi was included in this project, which is still an unresolved issue. Moreover, some villages lying in the property acquired by DHAI are unwilling to leave their ancestral homes, so development can’t continue, and the society might evacuate these vilalges so to save its face.

Latest Updates

In December 2013, DHAI sent notices to all the defaulters who had not paid their installments. These defaulters were in thousands, as people thought it a dead investment, therefore they stopped their payments. Some defaulters couldn’t afford installment payments, as they were from the Army, and they didn’t have enough savings to pay these installments. DHA gave a deadline and extended it three times to accommodate as many allottees as possible. Still, the final date arrived on the 10th of January, after which it took action and canceled files of all those allottees who had paid less than four installments. This strictness shows that it is taking the project seriously, and trying to clean up this mess. This action has helped it generate enough funds as well as minimize the number of allottees who wait for the possession.

DHA Valley Future

DHA Valley Islamabad appears to have a very bright future from now onwards. The development work is in full-swing, and people expect that they will announce possession of Rose and Bluebell or Tulip Blocks this year. As soon as the ownership is announced in any of the blocks, plot Prices will shoot up by 2 to 3 times as compared with the current prices, which are the lowest in any of the DHA projects and even less than any other housing society in that area.

2- DHA Homes

Houses can be considered as the second-best option for investment. If you compare cost of these homes with those built-in Bahria town phase 8, you will have an idea of profit potential in this investment. Minimum-double of the profit potential is still to be achieved, and homes are the project which is expected to get the earliest possession in dha valley. Therefore it can be considered as a good medium-term investment.

3- Residential Plots


If you have any budget constraints or you want to buy a plot for the construction of your house in the future, you should invest in residential schemes. The central area is most appealing for investment as prices in the overall DHA valley are much lower. Maximum profit is not more than 5 lacs in Bluebell Block, which is considered the best block for investment. Other better options can be Rose, Tulip, Lilly, Daffodils, Oleander, Jasmine, Jasmine, & Sunflower.

Estimated prices in DHA Valley Islamabad are as follows:

5 Marla Plots: minimum price=2.50 lac profit, maximum price=7.50 lac profit

8 Marla Plots: minimum price=3.50 lac profit, maximum price=9 lac profit

Note: Minimum estimated price belongs to Iris, Lotus & Lavender blocks while the maximum amount belongs to Bluebell, Rose & Tulip blocks, which lie at the entrance point, and more development work is done in these blocks. Remaining blocks come in between these prices, i.e., the average profit of 4 lac for five marlas and 5 lac for eight marlas.
